East of Gallatin Pike and north of Lockeland Springs, a band of neighborhoods runs out toward the river along Porter Road and Eastland Avenue: Eastwood Neighbors, Greenwood, Maxwell Heights and Rosebank, each with its own association and its own feel, and together the part of 37206 that sits between the Five Points neighborhoods and Inglewood. The housing is a mix — 1920s–40s bungalows and cottages on the older streets, post-war cottages and ranches toward Rosebank and the river, and new construction and infill pairs on many blocks since the mid-2010s.

That mix is why buyers who have been priced out of Lockeland Springs, or who want a yard without going all the way to Inglewood, often land here. Eastland Avenue carries a small commercial strip; Rosebank Avenue and Porter Road are the residential spines; Shelby Bottoms Greenway and the Cornelia Fort section of the park are at the eastern edge. Several of my own closings are on these streets — Maxwell Heights and Greenwood among them — which is how I know which blocks drain well and which new builds were done right.

Downtown is three to four miles: Eastland Avenue to Gallatin Pike and the Woodland Street bridge, 10 to 15 minutes outside rush hour. The Rolling Acres guide covers another option around Porter Road and Eastland Avenue.
