Neighborhood deep dive

Each zone is a neighborhood Matthew drew and saved in the RealTracs MLS, so its numbers are computed on exactly that boundary. Colour the map by the measure you care about; click a zone for its figures and the way into its own page — the same five numbers, every data set and every month, for that boundary alone.

Zone outlines follow the public “City Of Nashville, Tennessee” reference map the areas were drawn from, trimmed to meet edge to edge; each neighborhood's numbers are computed on Matthew's RealTracs drawing of it, which follows the outline closely (the drawings themselves are kept with the data). The dashed line is the East Nashville area as a whole. 29 of 29 neighborhoods have RealTracs reports this month. The street map is OpenStreetMap, served by OpenFreeMap (© OpenMapTiles); the boundaries and the figures are Matthew's and RealTracs'.

How this page is built
Every figure is read from RealTracs’ own export for the East Nashville map area — the Snapshot report for the month and the five-year Timeline files for all eight data sets, monthly and 3-, 6- and 12-month rolling. Files are kept as downloaded, with a manifest of download names and checksums, so any number here can be traced to its file. The only arithmetic on the page is labelled where it appears: a change worked out from two monthly figures, and the ranges in the “earlier years” sentence. Months with fewer than 10 sales are flagged as small samples and their price figures switch to RealTracs’ rolling medians. The summary and the questions are filled from fixed sentences — no forecasts, no advice. “Favors sellers / balanced / favors buyers” follows the usual rule of thumb for months of supply: under four, four to six, over six. Days on market: under 30 is called a fast pace, over 60 slow.
