The only arithmetic on the page is labelled where it appears: a change worked out from two monthly figures, and the ranges in the “earlier years” sentence. Months with fewer than 10 sales are flagged as small samples and their price figures switch to RealTracs’ rolling medians. The summary and the questions are filled from fixed sentences — no forecasts, no advice. “Favors sellers / balanced / favors buyers” follows the usual rule of thumb for months of supply: under four, four to six, over six. Days on market: under 30 is called a fast pace, over 60 slow.
