McFerrin Park is the neighborhood just north of Cleveland Park in 37207, between Dickerson Pike and Ellington Parkway and south of Trinity Lane, named for the park at its center — ball fields, a pool and open ground that give the neighborhood more green space than most of East Nashville. Like Cleveland Park, its original homes are small early-1900s cottages, and like Cleveland Park it has seen a decade of new construction, detached and in pairs, on a large share of its streets.

Buyers come here for the same reason they come to Cleveland Park — a newer home a few minutes from downtown at a lower price than the historic neighborhoods closer to Five Points — with the park as the bonus. Dickerson Pike is the commercial edge and has been changing quickly; Main Street and Five Points are a short drive south.

Downtown is about two and a half miles: Dickerson Pike or Ellington Parkway to Spring Street and the Jefferson Street bridge. Trinity Lane, at the northern edge, connects to Gallatin Pike and Inglewood.
